Application Submittal:

Two full sets of plans must be submitted, including complete site plans, foundation plans, framing plans, floor plans, and building elevations along with Res-Check Zoning Compliance form and Utility request form. If your project is located with in the flood plain a pre-construction elevation certificate and Development permit is required at time of submittal. All commercial structures and houses with 3500 sq. ft. or more including garage must have a fire Dist. Approval. All plans must be neatly and legibly drawn to scale. All plans for commercial construction must be stamped by an engineer or architect licensed in the State of Idaho.


All applications forms must have a Lot & Block Number. The Lot & Block Numbers can be found at the County Assessors office located at the Canyon County courthouse.

No building permit will be issued until plans are reviewed and approved. Plan are reviewed in the order received, expect 10-14 days for approval.

No deviation of use or construction form the submitted plans will be allowed without the written approval of the Middleton P&Z Administrator, Building Inspector, or the Middleton City Council.

Design Criteria:

All structures must be designed to meet the requirements of the 2009 International Building code/International Residential Code.

Specific design criteria unique to Middleton:
  • Snow Load: 20 lbs/sf
  • Basic Wind Speed: 90mph
  • Frost Depth: 24 inches
  • Probabilistic Ground Motion Values: found on the USGS Web site, using zip code 83644

Water & Sewer Service:

A property within the City limits and served by City water and/or sewer must pay all water and sewer connection fees. Residential water and sewer connection fees are $ 1,875.00 for standard 3/4 inch service and $ 3,875.00 for standard 4 inch sewer service. Utility deposit is $ 115.00.

Fees:

Building Permit Fees are calculated based on the value of the construction using the current Building Valuation Data published by the ICC.


All City water and sewer connection fees are to be paid at the same time as the Building Permit Fees. Your utility deposit of $ 100.00, administration fee of $15.00 and a Res-Check Zoning Compliance fee of $ 25.00. A minimum fee of $ 250.00 is due when dropping off your Building Permit for approval. Upon approval that $ 250.00 is deducted from the total fee when permit is issued.

Re-inspection Fee $ 65.00 per inspection
Special inspection $ 40.00 per hour / 1 hour min.
Additional plan review required by changes, additions or revisions to plans $47.00 per hour (1/2 hour minimum)

** Failure to obtain a permit prior to commencement of any construction will result in the assessment of a double fee.
